Selling your home can be an intense journey and Joanna’s approach is proactive and extremely hands-on from beginning to end. Joanna handles every last detail of the selling process, from the initial consultation until you hand over the keys to the new buyer on closing day.
1) Consultation
Joanna will personally visit your home to understand what makes it and your community unique. She will then document the property highlights and home features to share with all potential buyers. She will collaborate with you to develop a plan to get your home sold based on your individual timing and goals. Joanna will provide her professional advice for marketing, pricing, staging, and repairs that will have a dramatic impact on the sale of your home.
2) Home Preparation
Joanna recommends decluttering your home and aiming for a very neutral space that is free from personal items such as family photos, dog toys or religious items. Tasks to conquer, which are relatively inexpensive, include organizing closets, cleaning outside areas and create curb appeal, dusting ceiling fans, replacing light bulbs or even applying a fresh coat of paint. All of these little fixes make a world of difference when it comes to selling your home with less stress. More significant items that should be addressed include servicing the pool and air-conditioner or repairing plumbing and roof damage.
3) Marketing & Price
Joanna will hire a professional photographer to take photos and drone videos of your home to ensure that potential buyers see that your home stands out from the rest. Joanna will design brochures, flyers and “just listed” publications to increase marketing efforts within the community. She will send email blasts and direct mail campaigns to market your home. She will also showcase your home on the Multiple Listing Service, Realtor.com, her personal website, along with Facebook/Instagram social media posts.
In an effort to determine the best listing price, Joanna will share her Market Snapshot Summary (sometimes called a CMA or comparative market analysis) that will detail active, pending, and sold homes within your community. After reviewing this detailed analysis of comparable data, she will partner with you to discuss options for pricing.
4) Offer Negotiation & Contract
Joanna will personally coordinate and attend all buyer previews along with open houses with your approval. It is not her style to simply put a lockbox on the front door and leave your home open to just anybody during the showing process! She will meet all potential buyer’s agents, along with buyers and be able to share feedback with you along the way.
When written offers are received, Joanna will collect and consolidate all required paperwork and pertinent buyer information to share so that you can make an informed decision. She will negotiate in your best interest, always keeping you informed and ensuring the decisions are yours.
When it’s time for inspection, Joanna will attend so that anything that may arise, she is there to communicate to you. She will also personally attend the appraisal, along with recommending preferred vendors and being there to ensure a successful closing. Her communication approach is stellar and she has a serious knack for partnering with the buyer’s agent to negotiate in a very confident and strong manner. Joanna will remain intimately involved and ensure that all contract milestones are followed by all parties in the transaction since there are many hands in the pot!
5) Closing Day
Joanna will coordinate final walk thru, ensure final funding has been confirmed into your account and then handoff of keys, clickers and any special instructions to the new buyer to finalizing the sale on your home.
